Your Building Is Insured. Why Could You Still Be $50,000 Short?
Dear Friend,
Imagine standing in front of the building you've spent twenty years paying for.
A major storm has torn through the property. The roof is damaged. Water has entered the building. Your operations have stopped.
But you're not panicking.
You have insurance.
You've paid your premiums faithfully.
You believe you've done everything necessary to protect your investment.
Then the contractor hands you an estimate.
$500,000 to rebuild.
You pull out your insurance policy.
Building coverage limit: $450,000.
Suddenly, there's a $50,000 difference.
And the question becomes:
"Where is that money supposed to come from?"
This is a hypothetical example, but the financial exposure it illustrates is very real.
The Problem Isn't Always the Insurance Company
Sometimes the problem begins years before the loss.
A business owner purchases a commercial building and establishes an insurance limit based on the estimated rebuilding cost at that time.
Then life moves forward.
Construction materials become more expensive.
Labor costs increase.
Renovations are completed.
New equipment is installed.
The building becomes more valuable to the business.
But the insurance limit may not keep pace with what it would actually cost to rebuild.
The property changes. The costs change. But the coverage may stay the same.
And nobody notices until a major loss occurs.
The Difference Between Market Value and Replacement Cost
Here's something every commercial property owner should understand.
Market value generally reflects what a property could sell for.
Replacement cost generally reflects the cost of repairing or rebuilding covered property with materials of comparable kind and quality, subject to the policy's terms.
These are not the same.
A building could have a market value of $350,000 while costing considerably more to rebuild.
Why?
Because rebuilding involves construction materials, skilled labor, permits, demolition, debris removal, and other expenses.
Some of those costs may be covered differently or subject to separate limits.
That's why selecting the right insurance limit requires more than looking at what you originally paid for the property.
Underinsurance can create more than one financial problem.
A policy with insufficient building limits may leave the owner responsible for costs exceeding those limits.
Certain policies also contain coinsurance provisions that can reduce a claim payment when the amount of insurance carried is insufficient under the policy's formula.
And deductibles still apply.
The result?
A business owner may face a substantial out-of-pocket expense even though the policy was active and premiums were paid.
Being insured does not guarantee that every dollar of a loss will be reimbursed.
Prestizia Protection Principle
The true value of protection is measured by your ability to recover—not merely by the amount of insurance printed on a policy.
That's a principle I believe every property owner should understand.
The goal isn't simply to purchase coverage.
The goal is to establish a protection strategy that reflects the financial consequences of a serious loss.
Three Questions Every Property Owner Should Ask
Before your next renewal, ask:
1. When was my building's replacement cost last evaluated?
If the estimate is several years old, it may deserve another look.
2. Does my policy contain a coinsurance requirement?
Understand how that provision works and what it could mean during a claim.
3. Are there additional costs I should consider?
Ask about debris removal, ordinance or law coverage, business income protection, and other relevant exposures.
The right answers will depend on your property, operations, and policy.
Your Protection Challenge
This week, locate the declarations page of your commercial property policy.
Find the building coverage limit.
Then ask your insurance professional:
"If my building suffered a total covered loss tomorrow, how confident are we that my current limits would be adequate?"
That conversation may reveal something worth addressing before a claim.
